- Description
- The United States Government currently occupies medical office and related space in a building under lease in Chinle, Arizona. Due to new initiatives and a growing Veteran population in the region, the Department of Veterans Affairs (VA) is seeking commercial lease space for use as a Veterans Center in Chinle, Arizona. The VA is seeking to lease approximately 2,500-3,000 contiguous rentable square feet of office space. The rentable space must yield approximately 2,000 net usable square feet (NUSF), available for use by tenant for personnel, furnishings, and equipment. Net usable square feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors, and public toilets required by local code. The space must be handicap and public transportation accessible, ADA compliant and can be provided by new construction or modification of an existing space. The space to be provided must have a floor live load capacity of not less than 100 pounds per square foot unreduced throughout. The building and parking area must be fully accessible meeting all requirements of the Architectural Barriers Act Accessibility Standard (ABAAS). The lease term requirement is for ten (10) years. After the 2nd anniversary of the commencement of the term of the lease, the Government, at its sole discretion may notify the Lessor of the early termination of the lease by giving at least 90 days written advance notice to the Lessor. The space must be available for occupancy by April 1, 2014 or sooner. The delineated area is: The city limits of Chinle An award of contract will not be made for a property located within a base flood plain or wetland unless the Government has determined that there is no practicable alternative. Other applicable requirements include: · Parking: On-site parking for a minimum of ten (10) parking spaces in which two (2) should be designated as handicapped or minimum number of spaces required by local codes. · Others: The space can be provided by modification of existing space or land which a building is built to suit the VA's specifications. All services, supplies, utilities, partitioning, and required alterations are to be provided as part of the rental consideration. Any existing building must meet all current federal seismic criteria. The Government is limited by law (40 USC 278a, as Amended 10-1-81) to pay no more than the appraised fair rental value for space. Expressions of Interest must include the following information: "Building name and address and location of the available space within the building. "Rentable square feet available and expected rental rate per rentable square foot, fully serviced. "Net Usable square feet (USF) to be offered and expected rental rate per USF, fully serviced. Indicate whether or not the quoted rental rate includes an amount for tenant improvements and state the amount, if any. "Date of space availability. "Method of rentable space measurement. "Building ownership information. "Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any). "Energy efficiency and renewable energy features existing within the building. "List of building services provided.
