- The United States Government currently occupies office and related space in a building under lease in Charleston, South Carolina that will be expiring. The Government is seeking to lease approximately 30,274 contiguous rentable square feet of office and related space. The rentable space must yield a minimum of 26,325 contiguous ANSI/BOMA Office area square feet. The lease term requirement is for 15 years. The space must be available for immediate occupancy. The delineated area is: Greater Charleston area contained with I-526 (Mark Clark Expressway). Defined by the following street perimeters and starting on the Charleston peninsula: (1) Broad Street traveling West to Lockwood Drive, turning onto Highway 17 South (Savannah Highway) crossing over the Ashley River, turning onto Highway 526 (Mark Clark Expressway) continuing over the Ashley Cooper and Wando Rivers, turning onto Highway 17 South (Chuck Dawley Blvd) over the Cooper River turning south onto East Bay Street to Broad Street. The area of consideration includes the cities of Charleston and North Charleston and the town of Mount Pleasant. The Government is considering whether to remain in its existing lease space or relocate to alternative space. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, non-productive agency downtime, etc. Please send expressions of interest to: EMAIL ONLY Darrell L. The Government's decision regarding whether or not to relocate will be based, in part, on information received in response to this advertisement. In the event that a potential offeror fails to provide specific rental rate or other required information as part of its response to this advertisement, the Government reserves the right to assume that the building in question cannot meet the Government's requirements.
