- GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Virginia City: Chester Delineated Area: Starting at a point at the intersection of Route 10 and Route 625; thence east to I-295; thence north until the point of intersection with the James River; thence following the James River southeast to Bailey Creek; thence south into Bailey Creek to the point of intersection with Route 10 (E Randolph Rd / James River Dr); thence south on Route 106 / Route 156 (Ruffin Rd); thence west of Route 106 (Courthouse Rd); thence west on Wagner Rd; thence northwest on Route 301 (S Crater Rd); thence west on Flank Rd; thence north on Route 604 (Halifax Rd); thence west on I-85; thence north on Route 1 / Route 460 (Boydton Plank Rd); thence northwest on Westgate Dr; thence northwest on Route 600 (Ferndale Rd / Pickett Ave); thence east on Route 36 (River Rd); thence north on Route 628 (Hickory Rd); thence North on Woodpecker Rd; thence east on Route 626 (Lakeview Rd); thence north on Route 625 (Branders Bridge Rd) to Route 10 at the point of beginning. (ABOA): 80,000 ABOA SF Space Type: Office Parking Spaces (Total): 6 Parking Spaces (Surface): 6 Parking Spaces (Structured): 0 Parking Spaces (Reserved): Signage may be Required Full Term: 10 Firm Term: 5 Option Term: N/A Additional Requirements: Agency requires space on an accelerated schedule; must be contiguous space within building; building location must be within close proximity to Fort Lee, Virginia Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100/500 year flood plain. The U.S. Government currently occupies office and related space in a building under lease in Chester, Virginia, that can offer the necessary square footage. The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as, costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements, telecommunication infrastructure, and non-productive agency downtime. Expressions of Interest Due: March 17, 2014 Occupancy (Estimated): Initial Occupancy of approximately 60,000 SF within 45 days of lease award; balance of 20,000 SF within 150 days of lease award.
