Description
GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Texas City: Fort Worth Delineated Area: North: Hwy 30 / Hwy 377 South: I-20 East: Granberry / Forest Park West: Hwy 377 / Hwy 183 Minimum Sq. Ft. (ABOA): 8,165 Maximum Sq. Ft. (ABOA): 8,165 Space Type: Office Parking Spaces (Total): 28 Parking Spaces (Surface): 3 Parking Spaces (Structured): 25 Parking Spaces (Reserved): N/A Full Term: 10 years Firm Term: 5 years Option Term: N/A Additional Requirements: 1. Class A space 2. Security Level 4 3. Office space must be located in a multi-story building with the occupancy of the entire floor preferable 4. Proposed building cannot house immigration, probation, public defenders, mental health clinics, day care facilities, abortion clinics, drug rehabilitation clinics, and/or social services offices. 5. Must accommodate secured parking for tenant official vehicles. 6. Proposed space must be above the first floor and cannot be located on the top floor of the building. 7. Building must be within 1,000 feet of residential areas, places of worship, schools, hospitals, prisons, abortion clinics, mental health clinics, drug rehabilitation clinics and day care facilities. 8. Proposed building must not be located in a flood plain area, near power plants, electrical transformers, night clubs, or in close proximity to airport, radar dishes and aircraft flight paths. 9. Must have surveillance cameras to be installed in the elevator lobby on the offered floor. 10. Proposed building must not be located in a high crime area.11/2012 Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. The U.S. Government currently occupies office and related space in a building under lease in Fort Worth, Texas, that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Expressions of interest must include name, address, and telephone number of the individual to be contacted, and evidence of authority to represent the owner. Also include the following:  Building name and address and location of the available space within the building  Rentable Square Feet (RSF) available and expected rental rate per RSF, fully serviced  ANSI/BOMA office area (ABOA) square feet to be offered, and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any  Date of space availability  Building ownership information  Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking, if any  Energy efficiency and renewable energy features existing within the building  List of building services provided The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
