- GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State:Texas City:Dallas Delineated Area:North: Beginning at the intersection of Harwood and Federal traveling northward to the intersection of Highway 114 between North O'Connor Road and West Northgate. East: Beginning at the intersection of Harwood and Federal then eastward back to the intersection of Mockingbird Lane and I 35 South: Beginning at the intersection of Harwood and Federal Ave then southward toward the intersection of Ervay and Young Street. West: Beginning at the intersection of Harwood and Federal traveling westward between the intersection of Highway 360 and I30. Minimum Sq. Ft. (ABOA):12,379 Maximum Sq. Ft. (ABOA):12,379 Space Type:Office Parking Spaces (Total in rent):7 Structured Parking Spaces (Reserved):7 Parking Spaces (Unreserved):0 Full Term:10 Years Firm Term:5 years Option Term:N/A Additional Requirements:•Approximately 1,440 ABOA (included in the total above) for a print shop •After hours janitorial is required •High density storage units will be used •Space should be contiguous on no more than two consecutive floors Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
