Description

The Department of Veterans Affairs' Readjustment Counseling Service is seeking to enter into a Full-Service lease agreement for a minimum of 4,172 to a maximum of 4,200 net usable square feet for the Jacksonville Florida Vet Center. The site, Ground floor, shall have adequate parking for approximately 25 vehicles, including 5 dedicated handicapped parking spaces for Vet Center use. The site shall be handicapped accessible in accordance with the Uniform Federal Accessibility Standards (4 CFR 101-19.6, App A) and shall conform to Federal Laws & Regulations governing Federal Leases, site renovations, construction and fire codes. A lease for up to 10 years will be considered. Expected occupancy is required by December 2014. To be considered, the space shall be within the delineated area, within walking distance (1/8th of a mile) of Public Transportation and restaurants. The delineated area boundary is defined as: North to: Highway 90 West to: Main Street/Highway 17/1 South to: San Juan Avenue East to: Cassatt Avenue Usable square feet does not include such common building areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors, and public toilets required by local code. The Government is limited by law (40 USC 278a, as Amended 10-1-81) to pay no more than the appraised fair rental value for space. Please note: This advertisement is NOT a solicitation for offers, nor is it a request for proposals. A solicitation for offers may be issued by the Department of Veterans Affairs at a later date. To be considered, interested parties (owners, brokers, or their legal representatives) shall provide evidence that properties are outside the 100 year flood plain and a written statement that the interested party has the authority to represent the building owner.
