- General Services Administration (GSA) seeks to lease the following space: State: CT City: Hartford Delineated Area: To the South of Church, Chapel and Morgan Streets, to the East of Ann and Trumbull Streets, to the North of Pearl and Gold Streets and Atheneum Square, to the West of Market and Prospect Streets. Minimum Sq. Ft. (ABOA): 22,050 Maximum Sq. Ft. (ABOA): 23,152 Space Type: Office Parking Spaces (Total): 1 Full Term: 10 Firm Term: 7 Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. Space must be on a contiguous single floor plate. Column spacing must be a minimum of 18 feet on center. A fully serviced lease is required. Additional requirements will be established in the Request For Lease Approvals. The U.S. Government currently occupies office and related space in a building under lease in Hartford CT that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Expressions of Interest must be submitted to the Government Contact by 11:00am on Monday, March 17, 2014 and must include the following information. •· Building name and address, and location of the available space within the building, •· Rentable square feet available and expected rental rate per rentable square foot, full serviced, •· ANSI/BOMA office area (ABOA) square feet to be offered, and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quote rental rate includes an amount for tenant improvements, and state the amount, if any, including the amortization rate, •· Date of space availability, •· Building ownership information, •· Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any), •· Energy efficiency and renewable energy features existing within the building, and •· List of building services provided. Submissions by other than the owner of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the offeror is representing more than one property, the offeror is hereby notified that they may only participate in negotiations on behalf of one owner. The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
