- U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Missouri City: Kansas City Delineated Area: Beginning at the intersection of Missouri Highway 150 and the Kansas/Missouri state line, north along the state line to the Missouri River to Interstate 435, north then east to Exit 45, Missouri Highway 291, south to Missouri Highway 150, west to SW Ward Road, south to 155 th Street, west to Interstate 49, north to Missouri Highway 150, west to the point of beginning. Min ABOA SF: 217,100 ABOA + 14,000 SF wareyard Max ABOA SF: 225,500 ABOA + 14,000 SF wareyard Space Type: Warehouse/Office (approximately 153,600 ABOA warehouse and 63,500 ABOA office) Parking: 100 total, 85 reserved for exclusive use of the tenant Full Term: 20 Years Firm Term: 15 years Additional Requirements: •· Minimum column spacing of 30 feet •· Minimum clear height of 27 feet in warehouse •· Minimum clear height of 32 feet for approximately 1000 ABOA SF •· Warehouse must be tempered •· Wareyard must be secured •· Approximately 5000 ABOA SF must be hardened to withstand 160 MPH wind load •· Phase 1 Environmental Site Assessment (as appropriate) •· Space must not be located within the 500-year flood plain. Offered space must meet Government's requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the lease. The proposed leased space shall be fully serviced. Expressions of Interest Due: March 21, 2014 Market Survey (Estimated): March 25, 2014 Offers Due: May 9, 2014 Occupancy (Estimated): October 29, 2015 The following must be included in expressions of interest: •· Name and address of the owner; •· Name of the owner's representative; •· Building name and address; •· Available square footage and parking; •· Date when the space will be available; •· Rentable square feet available and fully serviced asking rental rate; •· Description of the space and services for which the quotation is provided; •· Presentation quality, dimensioned floor plan(s) of the proposed space; •· Location within the building of the available space; •· Proposed design/construction schedule indicating major activity durations and milestones and the date that the space will be available; •· Resumes for the Offeror and the Offeror's principal team members (Architect, General Contractor, Site Superintendent, etc.) identifying projects of similar size and complexity completed within the past 10 years; •· For new construction, a Phase 1 Environmental Site Assessment (ESA); •· For existing buildings, a comprehensive list of prior occupants and uses of the location; and •· Reference Project Number 2MO0317. Responses submitted by agents must be accompanied by documentary evidence of the agent's authority to submit an expression of interest on behalf of the building owner.
