- Description
- Requirement: The U.S. Government currently occupies 26,000 square feet of clinical, MRI, office and related space in a building under lease in Baltimore Maryland, which will be expiring December 31, 2016. The Government seeks information pertaining to potential space availability that will satisfy the Government's future requirement. The U.S. Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements. This request for information is for planning purposes only and does not constitute an invitation for bid, request for quotation, request for proposal, or represent any obligation on the part of the Government to acquire any products or services. Your response to this will be treated as information only. The information provided may be used in developing acquisition strategy, statements of work or objectives, and performance specifications. Interested parties are responsible for adequately marking proprietary or competition sensitive information contained in their response. The Government does not intend to award a contract on the basis of this request or to otherwise pay for the information submitted. Those not able to provide all preferred features are still encouraged to submit information on the features currently available in the products and propose an application schedule for those features that are planned for the future. The Government requires similar space yielding a minimum of ABOA 21,000 square feet and a maximum of ABOA 27,000 square feet beginning January 1, 2017. The lease term requirement is for 10 years term with cancellation right between year six (6) and ten (10). The space must be available for occupancy by January 1, 2017. The delineated area requires: •• Proximity to public transportation •• Parking for 60 employees •• Efficient Space Layout •• Security [lobby, loading dock access, parking, etc,] Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. The Government's space needs must be located within a delineated area defined by the following street boundaries in Baltimore, MD: NORTH: N. Fulton Ave & N. Moravia Rd. TO I-95 and Route 40 WEST: N. Fulton Ave & N. Moravia Rd. TO 295 & S. Lansdowne Rd. SOUTH: 295 & S. Lansdowne Rd. TO Merritt Blvd & Peninsula Expy. EAST: Merritt Blvd & Peninsula Expy. Expressions of interest must be submitted in writing to the above address by 4:30 p.m. EST on March 17, 2014 and should include the following information at minimum (Reminder: This is not an invitation for bids or a request for proposals): •· Building name and address and location of the available space within the building •· Rentable square feet available and expected fully serviced rental rate per rentable square foot on an annual basis. Additionally, please provide a breakout of operating expenses and taxes per RSF. •· ANSI/BOMA office area-(ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. •· Date of space availability •· Building ownership information •· Amount of parking available on-site and its cost. Indicate whether expected rental rate includes the cost of the required government parking. •· Energy efficiency and renewable energy features existing within the building •· List of building services provided •· Name, address, telephone number, and email address of authorized contact. •· Your submittal for this expression of interest shall not include Market data relating to the advertisement of your facility. Expression of interest should not be more than 6 pages with Arial 12 font size.
