Description
Expressions of Interest Sought Succeeding Lease - Watseka, Illinois The United States Government currently occupies office and related space in a building under lease in Watseka, Illinois that will be expiring. The Government is seeking to lease approximately 5,078 contiguous rentable square feet of office and related space. The rentable space must yield a minimum of 4,415 contiguous ANSI/BOMA Office area square feet (OASF). The lease term requirement is a maximum of 10 years not to exceed 09/30/2024. The space must be available for occupancy on or before October 1, 2014. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. The delineated area for the Iroquois County USDA Service Center, in Watseka, Illinois is within or fronting the following boundaries: -North: beginning at the intersection of South 2nd Street and Sheridan Street, heading East to 6th Street, then heading South to County Highway 31, and then heading West to the intersection of County Highway 31 and County Road 2280 E. -East: beginning at the intersection of County Highway 31 and County Road 2280 E, heading South to the intersection of County Road 2280 E and County Highway 7. -South: beginning at the intersection of County Road 2280 E and County Highway 7, heading West to South Belmont Avenue, then heading North to East Fairman Avenue, then heading West to South 4th Street, then heading North to Jackson Avenue, and then heading West to the intersection of Jackson Avenue and South 2nd Street. -West: beginning at the intersection of Jackson Avenue and South 2nd Street, heading North to the intersection of South 2nd Street and Sheridan Street. Other applicable requirements include: • 34 on site hard surface parking spaces • Specific Information Technology requirements The Government is considering alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Indicate whether or not the quoted rental rate includes an amount for tenant improvements and state the amount, if any. • Date of space availability. • Method of rentable space measurement. • Building ownership information. • Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any). • Energy efficiency and renewable energy features existing within the building. • List of building services provided. The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
