Description
U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Virginia City: Arlington, Fairfax, Loudoun, and Prince William Counties and the incorporated cities and towns of Alexandria, Fairfax, Falls Church, Herndon, Vienna, or Manassas Delineated Area: Northern Virginia (i.e., Arlington, Fairfax, Loudoun, and Prince William Counties and the incorporated cities and towns of Alexandria, Fairfax, Falls Church, Herndon, Vienna, or Manassas) Minimum Sq. Ft. (ABOA): 308,423 Maximum Sq. Ft. (RSF): 371,000 Space Type: Office Parking Spaces (Total): 118 Parking Spaces ( Secured): 118 Parking Spaces (Unreserved): 0 Parking Spaces (Reserved): 118 Full Term: 15 years Firm Term: 15 years Option Term: N/A Additional Requirements: •- - Building entrance must be located within 2,640 walkable linear feet of an entrance to a Metro rail station. The Government is seeking expressions of interest from sources of office and related space for up to 371,000 rentable square feet of space, which shall yield a minimum of 308,423 ANSI/BOMA Office Area ("ABOA") square feet of office and related space in one or two adjacent buildings, together with 118 reserved, secure parking spaces. To be considered, adjacent buildings must have main entrances that are no further than 250 walkable linear feet (wlf) apart measured along accessibility compliant, paved pedestrian pathways and have common ownership. All offered buildings must be located within 2,640 wlf from a Metrorail station measured along accessibility compliant, paved pedestrian pathways from an accessible entrance of the offered building to the accessibility compliant entrance to the Metrorail station. The offered space must also meet Federal Government, State, and Local jurisdiction requirements for fire and life safety, security, accessibility, seismic, energy, and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 year flood plain. Expressions of Interest should include the following: 1) Building name and address, and location of space in the building; 2) Legal description; 3) CAD drawing of space offered; 4) ANSI/BOMA defined Office Area Square Feet; 5) Rentable Square Feet (RSF) Offered; 6) Percentage of Common Area Factor used to Determine the Rentable Square Feet; 7) Asking rental rate per ABOA and rentable square foot, fully serviced; inclusive of a tenant improvement allowance of $54.53 per ABOA square foot. 8) The amount of tenant improvement allowance included in the quoted rental rate; 9) Number of parking spaces available on the premises; 10) Date building will be ready for commencement of tenant improvements; 11) Evidence that the offered space can be delivered as substantially complete by the required occupancy date (including satisfactory evidence of zoning, development density, site and project planning approval status, and site infrastructure); and 12) Name, address, telephone number, and email address of individual to be contacted In the event that an offer fails to provide required information as part of its response to this notification, the Government reserves the right to assume that the building in question cannot meet the Government's requirements. Submission by anyone other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner.
