- Expressions of Interest Sought The Government currently occupies office and related space in a building under lease in New Castle, Delaware that will be expiring. The Government requires office and related space yielding a minimum of 24,685 ANSI/BOMA Office Area (ABOA) square feet. Minimum ABOA square feet: 24,685 Maximum ABOA square feet: 27,500 The lease term requirement is for 10 years, 5 years firm. The space must be available for occupancy by February 1, 2015. The delineated area is: West: Route 1 to Route 95 North: Route 95 to Route 295 to Route 9 East: Route 9 to River Road South: River Road to Hamburg Road to Reybold Dr to Route 1 150 on-site surface parking spaces are required. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Interested parties should send expressions of interest to: Danielle Murtha Lease Contracting Officer US General Services Administration 20 North 8th Street Philadelphia, PA 19107 Phone: 215-446-4993 Email: danielle.murtha@gsa.gov Expressions of interest must be submitted to the above address by 5:00 p.m. on March 27, 2013, and must include the following information: • Building name and address and location of the available space within the building • Rentable square feet available, and expected rental rate per rentable square foot, fully serviced. • ANSI/BOMA office area(ABOA) square feet to be offered, and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. • Date of space availability • Building ownership information • Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any). • Energy efficiency and renewable energy features existing within the building • List of building services provided •Space offered shall be located within the equivalent of two city blocks from a primary or secondary street serving the office. The route from the primary or secondary street shall be direct. Locations which have obscure, difficult access shall not be considered. •If public transportation is provided by the municipality within the "Area of Consideration", then it shall be available within two blocks of the proposed space. The public transportation must service this location on an hourly basis (minimum) from 7:00 a.m. to 6:00 p.m., except Saturdays, Sundays, and federal holidays. The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
