- U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: District of Columbia City: Washington Delineated Area: Central Employment Area (CEA) Required Sq. Ft. (ABOA): 112,515 ABOASF Required Sq. Ft. (RSF): 135,000 RSF Space Type: Office Parking Spaces (Total): 0 Parking Spaces (Surface): 0 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Lease Term: 10 Years with Termination Rights After 7 Years Firm Term: 10 Years Additional Requirements: • Office Space must be contiguous. Minimum ceiling height of 8 feet and minimum column spacing of 20 feet. • Building must be a walk-able half mile, 2,640 linear feet to a metro stop. • Energy Star rating of 75 or higher. • Must meet FPS Level III requirements • In the event of a phased occupancy, 1 composite substantial completion date (on which total Rent Commencement will be based) will be established upon the Government's occupancy of said phases • Rent Abatement- Should market-competitive free rent be offered, free rent shall be effective from the established substantial completion and rent start date. Offered space must meet Government requirements for fire safety, accessibility, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be within a 100 year flood plain. Expressions of Interest Due: March 19, 2014 Market Survey (Estimated): April 3, 2014 Offers Due: April 25, 2014 Occupancy (Estimated): March 2016 SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Building name/address. • Location of space in the building and date it will be available. • One-eighth inch scale AutoCAD drawing of space offered. • ANSI/BOMA defined office area square feet (ABOA SF). • Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance of $50.64/ABOA SF included. • Name, address, telephone number, and email address of authorized contact. • Name of ownership entity and, if applicable, parent company.
