- Ad U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State:Virginia City:Fairfax Delineated Area:I-66 to the north and east; Haycock Road to Shreve Avenue/County Road 703 to Lee Highway/Route 29 to the south; and Hilltop Road to Prosperity Avenue to Gallows Road to I-66 to the west. Minimum Sq. Ft. (BOASF):42,653 Maximum Sq. Ft. (BRSF):47,640 Space Type:Office Parking Spaces (Total):6 Parking Spaces (Surface):0 Parking Spaces (Structured):6 Parking Spaces (Reserved):0 Full Term:10 years Firm Term:10 years Option Term: Additional Requirements:Building entrance must be located within 2,640 walkable linear feet of a handicap accessible entrance of a Metro station. All space must be on contiguous floors. This requirement is for a high public contact use. The United States Government currently occupies, and has a continuing need for a minimum of 42,653 contiguous BOMA Office Area Square Feet (BOASF) and a maximum of 47,640 BOMA Rentable Square Feet (BRSF) of office and related space at 2675 Prosperity Avenue, Fairfax, Virginia. The Government is seeking a 10-year term. Whether or not an offered building can meet the required occupancy date is in the sole discretion of the Contracting Officer. The delineated area is bounded by the following: I-66 to the north and east; Haycock Road to Shreve Avenue/County Road 703 to Lee Highway/Route 29 to the south; and Hilltop Road to Prosperity Avenue to Gallows Road to I-66 to the west. The offered property must be no further than 2,640 walkable linear feet (WLF) from the handicap accessible entrance of a Metro rail station. The Government is considering alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. The space must meet requirements for fire protection and life safety standards plus handicapped access, in accordance with ABAAS guidelines. Offered space shall not be in the 100-year flood plain. Space shall be located within a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. The proposed leased space shall be fully serviced. Expressions of Interest should include the following: 1)Building name and address, and location of offered space within the building. 2)Legal description. 3)CAD drawing of space offered. 4)ANSI/BOMA Office Area Square Feet (ABOA SF) offered. 5)Rentable square feet offered. 6)Common Area Factor used to determine the rentable square feet. 7)Estimated full service rental rate with a tenant improvement allowance of $46.74 per ABOA SF included in the proposed rate. 8)Number of parking spaces available on the premises. 9)Name, address, telephone number, and email address of individual to be contacted. 10)Evidence that offered space would be available by the estimated required occupancy date. In the event that a potential offeror fails to provide a specific rental rate or other required information as part of its response to this advertisement, the Government reserves the right to assume that the building in question cannot meet the Government's minimum requirements. Submission by anyone other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner.
