- This is a re-posting of the expression of interest request. 9AR2092 Notice Type: Presolicitation Synopsis: Type of Space: Office, and parking The space will be used to house the Department of Homeland Security, Immigration & Customs Enforcement (ICE) The U.S. Government currently occupies office and related space in a building under lease in Texarkana, AR, that will be expiring. Requirement: General Services Administration is seeking to lease approximately 7685 usf of fully serviced office and related space, along with 10 secure parking spaces. The lease term requirement is for 10 years, 5 years firm. The office and special space must be located within the following boundaries: Northern Boundary: From the intersection of 1-30 and U.S Route 71 going in the easterly direction of 1-30 over to the intersection of East Broad Street (U.S. 67) and State Highway 237. E astern Boundary: From the intersection of East Broad Street and State Highway 237 southbound to the intersection of County Road 237 and East Street (U.S. 71). Southern Boundary: From the intersection of County Road 237 and East Street (US. 71) northbound to the intersection of AR 245 westbound to the intersection of Stateline Road. Western Boundary: From the intersection of AR 245 and South State Line Road northbound towards North State Line Avenue to the intersection of 1-30. Other applicable requirements include: 10 secure parking spaces Secured access demised space Meets ICE security standards and ISC (Interagency Security Standards) Within delineated area. The government is seeking space that will be the requirements as well as most advantageous and cost effective to the government. The Government will use the information it receives in response to this advertisement as a basis to develop a cost benefit analysis and to determine whether it is advantageous to compete the lease requirement or pursue a sole source justification to remain at the current location. In making this determination, the Government will consider, among other things, the availability of alternate space that can satisfy the Government's requirement's, as well as costs likely to be incurred through relocating, such as physical moving costs, replication of tenant improvements, telecommunications infrastructure, and non-productive agency downtime. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. • Date of space availability. • Building ownership information. • Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any). • Energy efficiency and renewable energy features existing within the building. • List of building services provided. The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
