Description
The General Services Administration (GSA) seeks to lease the following space: State: Texas City: San Antonio Delineated Area: Northern Boundary: From the intersection of Highway 10 and Highway 1604 in an easterly direction to the intersection Highway 1604 and Highway 35. Eastern Boundary: From the intersection of Highway 35 and Highway 1604 in a southbound direction to the intersection of Highway 35 and Highway 410. Southern Boundary: From the intersection of Highway 35 and Highway 410 in a westbound direction to the intersection of 410 and Highway 10. Western Boundary: From the intersection of Highway 410 and Highway 10 in a northbound direction to the intersection of highway 10 and Highway 1604. Minimum Sq. Ft. (ABOA): 10,310 Maximum Sq. Ft. (ABOA): 10,310 Space Type: Office Parking Spaces (Total): 34 Parking Spaces (Surface): 0 Parking Spaces (Structured): 34 Parking Spaces (Reserved Surface): 0 Full Term: 10 Firm Term: 5 Option Term: 0 Additional Requirements: The U.S. Government currently occupies office and related space in a building under lease in San Antonio, TX, that will be expiring. Therefore, the General Services Administration (GSA) is seeking expressions of interest to determine if relocating to alternative space is economically advantageous to the Government. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs to be incurred through relocating, such as physical move costs, including the physical move and voice and data systems move, replication of tenant improvements, etc. Offered space must meet Government's security requirements per the terms of the Lease. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. In no event shall the offeror enter into negotiations concerning this project with representatives of Federal Agencies other than the General Services Administration's Contracting Officer or their designee. CRITERIA THAT ELIMINATES COMMERCIAL SPACE FROM CONSIDERATION FOR NEW OFFICE SPACE: 1. Proposed office space is on the first floor or below the first floor of the building. 2. Proposed office space is on the top floor of the building and rooftop access is within the space. 3. Proposed office space has public parking underneath or within the building. 4. Proposed office space is inside a shopping mall or shopping center. 5. Proposed building houses day care facilities, abortion clinics, mental health clinics, or drug rehabilitation clinics, immigration, probations, public defenders, and/or social services within the building. 6. Proposed building has metered or public parking directly in front, behind, or next to the building. 7. Proposed building will not or cannot accommodate secured parking for TENANT official vehicles at this facility. 8. Proposed building is within 1,000 feet of residential areas, places of worship, schools, hospitals, prisons, abortion clinics, mental health clinics, drug rehabilitation clinics and/or day care facilities. 9. Proposed office space is located in a flood plain area, near power plants, electrical transformers, night clubs, bars or in close proximity to airport, radar dishes and aircraft flight paths 10. Proposed building will not allow surveillance cameras to be installed in the elevator lobby on the offered floor. 11. Proposed office space is located in a high crime area or an area that will necessitate more extensive and stringent building security than a generally progressive and alert neighborhood with a low crime rate. Expressions of interest must include name, address, and telephone number of the individual to be contacted, and evidence of authority to represent the owner. Also include the following: • Building name and address and location of the available space within the building; and • Rentable Square Feet (RSF) available, and expected rental rate per RSF, fully serviced; and • ANSI/BOMA office area (ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any; and • Date of space availability; and • Building ownership information; and • Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking, if any; and • Energy efficiency and renewable energy features existing within the building; and • List of building services provided. The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
