Description
REQUIREMENTS: The U.S. Government is seeking to lease office / retail and related space consisting of 2,890 ANSI/BOMA Office Area (previously usable) Square Feet (ABOASF) for use by tenant for personnel, furnishings and equipment within the delineated area as outlined below. The offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully-serviced lease is required. Offered space shall not be in the 100 year flood plain. UNIQUE REQUIREMENTS: The space must be one contiguous block of space. The owner must be willing to install a back-up generator, water tank, and storm shutters to cover the offered space, at no additional cost to the Government. Additionally, seven (7) surface parking spaces are required for this Lease. LEASE TERM: Ten (10) years full, five (5) years firm DELINEATED AREA: North: Starting at the intersection with Calle Zafiro passing PR-2 continuing on Avenida Hiram D. Cabassa at the intersection of PR-2R East: Starting at the intersection with Avenida Hiram D. Cabassa and PR-2R, travel south on PR-2R (aka Calle Ramon Emeterio Betances), and at Avenida Corazones travel west to PR-114, at the intersection of PR-2 continue south on PR-2, to the intersection of PR-343 South: Starting at PR-343 travel west past PR-2 to the intersection of PR-114 West: Starting at the intersection with PR-343 travel north on PR-114, then travel north on to PR-2, until the intersection with Calle Zafiro Offers will, in addition, be considered coming from commercial and retail centers that immediately border either side of the delineated area boundary.
