Okeechobee Road in the city of Pembroke Pines (Broward County), EAST along Sheridan Street to NW 172nd Ave, SOUTH along 172nd Avenue to Pines Blvd, EAST along Pines Boulevard to I-75, SOUTH along I-75 to Pembroke Road, EAST along Pembroke Road to S. Flamingo Road/SR 823, SOUTH along S. Flamingo Road to the Florida Turnpike/SR 821, SOUTHWEST along SR 821 to I-75 Southern Boundary : Starting at the intersection of the Florida Turnpike/ SR 821 and NW 12 Street in the city of Doral (Miami Dade County), EAST to NW 107th Avenue Eastern Boundary: Starting at the intersection of Sheridan Street and S. (ABOA):14,905 Space Type: Flex space that allows for approximately: 8,871 to 9,311 SF office 4,111 SF light industrial 1,573 SF storage Parking: Parking Spaces (Surface or Structured):Six (6) Lease Term: Full Term:Ten(10) Years Firm Term:Five (5) Years Option Term:Options are not required, but offers for options will be considered Additional Requirements: Offered space shall be constructed, or be capable of being modified, to meet current Florida Building Code standards as adopted by the local municipality for high-velocity hurricane wind loads of at least 157 mph/136 knots. Additional requirements and any tenant agency special requirements will be provided in the request for lease proposals (RLP). Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. The U.S. Government currently occupies office and related space in multiple buildings under lease in Miami and Miramar, Florida. This space requirement needs to be consolidated into one building. The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
