Description
U.S. GOVERNMENT Project No. 3TX1016 General Services Administration (GSA) seeks to lease the following space: State:Texas City:Laredo Delineated Area:North: Beginning at the intersection of Hwy 83/35 and Hwy 20 (Bob Bullock Loop), proceed east and continue south on Hwy 20 to Hwy 359. South: From the intersection of Hwy 20 and Hwy 359, proceed west on Hwy 359 to Hwy 83/35. West: From the intersection of Hwy 359 and Hwy 83/35, proceed north on Hwy 83/35 to the intersection of Hwy 83/35 and Hwy 20. Minimum Sq. Ft. (ABOA):13,843 Maximum Sq. Ft. (ABOA):13,843 Space Type:Office Parking Spaces (Total):46, including space for a full size bus Parking Spaces (Surface): 46, including space for a full size bus Parking Spaces (Structured): 0 Parking Spaces (Reserved): All 46 (must be secured) including space for a full size bus Full Term:10 years Firm Term:5 years Option Term:None Additional Requirements: •A vehicle sally port, large enough for a full size bus, and holding cells shall be constructed at the proposed building and be able to meet all local zoning requirements. Detainees will not be held overnight. •Space must be contiguous on one floor. •Prefer space on street level. Space on a floor above street level requires a secured passageway from the vehicle Sally Port to the space and a dedicated elevator. •Access is required 24 hours a day, 7 days a week. •The main building entrance of the offered space cannot be located within 200 walkable feet of the nearest property line of daycare facilities, schools, churches, hospitals or residential properties. •Offered properties must be connected to city utilities. Locations on a septic system will not be considered. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. SUBMISSION REQUIREMENTS Interested respondents may include building owners and representatives with the exclusive right to represent building owners. Representatives of building owners must include the exclusivity agreement, representation letter, listing contract, or other executed agreement granting the exclusive right to represent the building owner with their response to the advertisement. Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): 1.Reference Project No. 3TX1016 2.Building name/address; 3.Legal property description, recent survey, and property identification numbers (PIN); 4.Location of space in the building and date it will be available; 5.One-eighth inch scale drawing of space offered; 6.ANSI/BOMA defined office area/useable square feet (ABOA SF); 7.Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included; 8.Common Area Factor used to determine the RSF; 9.Name, address, telephone number, and email address of authorized contact; 10.In cases where an agent is representing multiple ownership entities, written acknowledgement, and permission to represent multiple owners for the same submission. GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized broker representative.
