- U.S. GOVERNMENT General Services Administration (GSA) Notice of Intent to Lease Space Using Other than Full and Open Competition The United States Government intends to award a lease extension using other than full and open competition for an existing lease for the Probation lease that is expiring in Tucson, AZ at 407 W. Congress Street. The Government requires 18,305 rentable square feet of space. The space must be located in downtown Tucson, be contiguous, and 5 parking spaces must be included. The requirement is needed beginning May 7, 2014 when the current lease expires. The agency will be relocating to the Tucson Federal Building in the next year or two. As such, the requirement is for five (5) years total with one (1) year firm term (cancellable with notice). State: Arizona City: Tucson Delineated Area: Tucson CBD Minimum Sq. Ft. (ABOA): 16,753 Maximum Sq. Ft. (ABOA): 16,753 Space Type: Office Parking Spaces (Total): 5 Parking Spaces (Surface): 5 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 5 Full Term: 5 Firm Term: 1 Option Term: N/A Additional Requirements: Lease Extension Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. The U.S. Government currently occupies office and related space in a building under lease in Tucson, Arizona, that will be expiring. The Government is considering alternative if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Interested respondents may include building owners and representatives with the exclusive right to represent building owners. Representatives of building owners must include the exclusivity agreement, representation letter, listing contract or other executed agreement granting the exclusive right to represent the building owner with their response to the advertisement.
