U.S. GOVERNMENT RLP 1TX2010 Expressions of Interest Sought The Government currently occupies office and related space in a building under lease in Houston and seeks to relocate by September 20, 2014. State: Texas City: Houston Delineated Area: Northern Boundary: From the intersection of Northwest Fwy 290 and FM 1960 Rd W, traveling in a Northeast direction on FM 1960 Rd W to the intersection of 249 Tomball Parkway. From the intersection of FM 1960 Rd W and 249 Tomball Parkway traveling on 249 Tomball Parkway in a Northwest direction to the intersection of Louetta Rd. From the intersection of 249 Tomball Parkway and Louetta Rd traveling on Louetta Rd in a Northeast direction to the intersection of I-45, From the intersection of Louetta Rd and I-45 traveling on I-45 in a Southern direction to the intersection of FM 1960 Rd W. From the intersection of I-45 and FM 1960 Rd W traveling on FM 1960 RD W in an Eastbound direction to the intersection of Eastex Fwy US-59. Eastern Boundary: From the intersection of FM 1960 E and Eastex Fwy US-59 traveling in a southwest direction on Eastex Fwy US-59 to the intersection of Franklin St. Southern Boundary: From the intersection of Eastex FW US-59 and Franklin St. traveling on Franklin St in a westbound direction to the intersection of Gulf Fwy I-45. (ABOA): 66,368 Space Type: Office and Warehouse Parking Spaces (Total): 14 – see Additional Requirements Parking Spaces (Surface): 0 Parking Spaces (Structured): 14 Parking Spaces (Reserved): 14 Full Term: 15 years, fully serviced Firm Term: 10 years Option Term: None Additional Requirements: In addition to the 14 reserved structured spaces, the Government requires 458 parking spaces to be commercially available within 1/4 walking distance from the leased property. Offered space must be in a building that has earned the Energy Star label in the most recent year or will have obtained it prior to lease award, unless the offered space meets a statutory exception. Offered space shall not be in more than 3 contiguous floors A loading area with double doors or an overhead door must be available in the building in which the space is offered for the handling of pallet sized loads. The loading area is not required to be above-grade. The public entrance to the building must be located more than 300 walkable feet to schools (K-12). The offered premises must be within the defined delineated area and must meet Government requirements for fire safety, accessibility (ABAAS), seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 year flood plain. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): 1. Building name/address and the location of available space within the building; 2. Rentable square feet available and the expected rental rate per rentable square foot, fully serviced; 3. ANSI/BOMA office area (ABOA) square feet to be offered and the expected rental rate per ABOA square foot, fully services. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount (if any); 4. Date of space availability; 5. Building ownership information; 6. Amount of parking available onsite and its cost. Include whether expected rental rate includes the cost of the required Government parking, (if any); 7. Energy Efficiency and renewable energy features existing within the building; 8. List of building Services provided. 9. One-eighth inch scale drawing of space offered. 10. Name, address, telephone number, and email address of authorized contact. 11. In cases where an agent is representing multiple ownership entities, written acknowledgement. 12. Permission to represent multiple owners for the same submission.
