Project No. 2OK0143 General Services Administration (GSA) seeks to lease the following space: State: Oklahoma City: Oklahoma City Delineated Area: City Limits of Oklahoma City, OK Minimum Sq. Ft. (ABOA): 17,391 (13,043 SF Office; 4,348 SF Warehouse) Maximum Sq. Ft. (ABOA): 17,391 (13,043 SF Office; 4,348 SF Warehouse) Space Type: Office and Warehouse Parking Spaces (Total): 54 Parking Spaces (Surface): 0 Parking Spaces (Structured): 54 secure parking spaces Parking Spaces (Reserved): All 54 Full Term: 15 years Firm Term: 10 years Option Term: N/A Additional Requirements: • Contiguous space is required on the 2nd floor or higher. First floor space may be considered if the tenant agency determines that it is capable of meeting the agency's security requirements. • Secure, structured parking is preferred; however, secure surface parking will be considered on a case-by-case basis. • Government shall have the right to mount antennas on the roof of the building. • Agency cannot be collocated with federal, state, or local government agencies, or private firms whose primary clientele are involved in or have ties to criminal elements. • Agency cannot be collocated with agencies providing probation and/or parole services, halfway houses, drug abuse counseling/rehabilitation programs, and similar social service and welfare type programs, as well as private law firms representing drug offenders. • Building entrances/exits are not to be located within a designated drug-free zone (typically this is within 1,000 feet of a school or park boundary). • The warehouse loading area should have a dock high door. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.
