REVISED - U.S. GOVERNMENT SEEKS EXPRESSIONS OF INTEREST IN IRVING, Texas RLP No. 2TX1015-A The U.S. Government currently occupies office and related space in a building under an existing lease in Irving, Texas that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. The space will be occupied by CBP. General Services Administration (GSA) seeks to lease the following space: State: Texas City: Irving Delineated Area: Northwest to Northeast : HWY 121 and Bethel Road east bound to the corner of Bethel Road and Freeport Parkway. Along Bethel Road and Freeport Parkway southbound to the corner of Freeport Parkway and Southwestern Boulevard. Along Freeport Parkway eastbound to the corner of Southwestern Boulevard and N. Beltline Road. Northeast to Southeast : Southwest Boulevard and North Beltline Road in a southbound direction to the corner of North Beltline Road and Cabell Drive. Southeast to Southwest : North Beltline Road and Cabell Drive westbound to the corner of Esters Boulevard and Plaza Drive (Note: Cabell Drive turns into Esters Boulevard). Esters Boulevard and Plaza Drive westbound to the corner of Plaza Drive and North Airfield Drive. Plaza Drive and North Airfield Drive westbound to the corner of North Airfield Drive and HWY 121. Southwest to Northwest : North Airfield Drive and HWY 121 Northbound to the corner of HWY 121 and Bethel Road to close the delineated area. Minimum Sq. Ft. (ABOA): 24,823 square feet Maximum Sq. Ft. (ABOA): 24,823 square feet Space Type: Office Parking Spaces (Total): 100 Parking Spaces (Surface): 100 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 10 years Firm Term: 5 years Option Term: None Additional Requirements: Offered space must be contiguous and have the potential for an efficient layout. Space shall be located in a professional office setting and not within close proximity to residential areas, railroad tracks, or busy intersections. Space will not be considered where apartment space or other living quarters are located within the building. Offered space must be in a building that has earned the Energy Star label in the most recent year or will have obtained it prior to lease award, unless the offered space meets a statutory exception. The Government requires a fully serviced lease. All services, janitorial supplies, utilities, partitioning and tenant alterations are desired as part of the fully serviced rent. Offered space must meet Government requirements for Energy Star, Fire Safety, Handicapped Accessibility, Seismic and Sustainability set forth in the Request for Lease Proposals (RLP). Space shall not be located within a base (100-year) flood plain or wetland unless the Government has determined it to be the only practicable alternative. Subleases will not be considered. The Government shall have access to the space 24 hours a day, 7 days a week, 365 days a year. EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: Building name and address and location of the available space within the building. Rentable square feet available, and expected rental rate per rentable square foot, fully serviced. ANSI/BOMA office area (ABOA) square feet to be offered, and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. Date of space availability. Building ownership information. Amount of parking available on-site. Energy efficiency and renewable energy features existing within the building. List of building services provided.
