Description
? The Department of Veterans Affairs desires to lease sufficient rentable square footage to yielding a minimum of 3,600 net usable square feet in Albuquerque, New Mexico for use as a Readjustment Counseling Center. The space must be handicap / ADA compliant and can be provided by new construction or modification of existing space. On-site parking for 20-25 vehicles is required, 2 (two) must be designated Disabled/Handicapped. This will be a fully serviced lease with a lease term of ten (10) years with the VA having the option to vacate the premises after the 5th anniversary with 90 days notice. The available space must be within the following delineated area: SOUTH FROM PASEO DEL NORTE STREET EAST FROM CORRS BOULEVARD WEST FROM TRAMWAY STREET NORTH FROM GIBSON STREET A market survey of properties offered for lease will be conducted by VA personnel Tuesday, May 13, 2014. Interested offerors (owners, brokers, or their legal representatives) should contact Ashley Velasquez, Contract Specialist, at (480) 466-7919 or via e-mail at Ashley.Velasquez@va.gov with their submittals. Interested offerors must complete the attached coversheet for submission of the following information: "Name of Property "Address "Proof of ownership "Proof of Representation "Pictures "Space layout "Proof property is within the delineated area All submissions must be received no later than 12 PM PST, May 8, 2014 for inclusion in the market survey. The Government is limited by law (40 USC 278a, as Amended 10-1-81) to pay no more than the appraised fair rental value for space. Please note: This advertisement is not a solicitation for offers, nor is it a request for proposals. A solicitation for offers will be issued by the Department of Veterans Affairs at a later date. All interested parties will submit a request for the solicitation in writing to the attention of Mrs. Velasquez at the above referenced email address. Interested offerors should submit one (1) electronic copy of specific information concerning their properties. A site investigation of all properties will be conducted. Complete access of all properties will be required at the time of the site investigation. The VA will not enter into any sublease or ground lease. All offerors that want the VA to enter into a sublease or ground lease will not be considered. ?
