Description
A. Statement of Requirements. The Government is seeking information on space meeting the following requirements: City, State: New Philadelphia, OH Minimum Required Sq. Ft. (ABOA): 2,976 USF (inclusive of 2,000 USF Warehouse) Maximum Required Sq. Ft. (ABOA): 3,122 USF (inclusive of 2,000 USF Warehouse) Space Type: Office & Warehouse Space Parking Spaces (Total): 15 Parking Spaces (Surface): 10 (8 Employee, 1 Visitor, 1 Handicap) Parking Spaces (Secure): 0 Parking Spaces (Reserved): 5 Oversized Government Vehicle Full Term: 10 Years Firm Term: 5 Years Option Term: N/A Additional Requirements: Single tenancy within offered space requested. Shared tenancy subject to approval. Minimum Class B Office and Support Space. Minimum 9'-0" ceiling height Minimum 609 USF Office Space Minimum 376 USF Support Space 2,000 USF Warehouse Space inclusive of 300 USF workshop space. Minimum 10'-0" ceiling height Working sprinklers and fire alarm system required. 48" door required allowing direct access from Warehouse to office building. One 10'-0" x 9'-0" electronic roll up door and one 36" X 80" door for personnel required. Utility sink required. Minimum floor load capacity - 200 pounds per square foot. Visitor and parking Handicap parking spaces must be located at the Front/Main Entrance. Oversized reserved parking spaces required for Government Owned Vehicles including full size pickup trucks and vans. Certified Category 6 Copper Cabling System for data and voice required. Exterior windows shall be equipped with window blinds. Main entrance to building shall be conveniently located for vehicular and pedestrian traffic. Grade level approach preferred in lieu of approaches that require steps. Space must meet minimum Building Security requirements. Offered space shall not be located within flood plain. Subleases will not be considered. Offered space must meet Government requirements for Fire, Safety and Handicapped Accessibility, and Sustainability set forth in the Solicitation for Offers. Offered space shall not be in the 100 year flood plain. Expressions of Interest must include the following information: § Building name and address and location of the available space within the building; § Rentable square feet available and expected rental rate per rentable square foot, fully serviced; § ANSI/BOMA office area square feet (ABOAF) to be offered and expected rental rate per ABOAF, fully serviced. Indicate whether or not quoted rental rate includes an amount for tenant improvement and state the amount, if any; § Date of space availability; § Method of rentable space measurement; § Building ownership information; § Amount of parking available on site and its cost. Include whether expected rental rates include the cost of the required Government parking, if any; § Energy efficiency and renewable energy features existing within the building; and § List of building services provided.
