Ft. (USF): 135,888 Maximum Warehouse Usable Sq. Ft. (USF): 140,000 Space Type: Warehouse Parking Spaces (Reserved): Ten (10) spaces Full Term: 10 years (cancelable after 5 years) Firm Term: 5 years Option Term: n/a Additional Requirements: · Space must be located on the ground level in no more than three (3) buildings. · All space shall be contiguous within each offered building. · Property must have additional on-site parking as required by code. · Offered space must have a minimum of eight (8) standard sized dock-highs with levelers or the ability to install. · All space must be climate controlled 24 hours a day. · Minimum ceiling height of 18’. · If offering multiple buildings: o all buildings must be within the same industrial/business park o all buildings must be owned by the same ownership entity o each offered building must have at least 30,000 USF o maximum distance between primary employee entrances of each building must be no further than 1,200 walkable linear feet o each dock high must be able to receive shipments from a 55-foot tractor-trailer The Government currently occupies warehouse and related space in Alexandria,Virginia, under a lease that will expire. Any competing space shall have the ability to be ready for occupancy no later than March 2016. The Government will consider alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. The space must meet requirements for fire-safety plus handicapped access in accordance with ABAAS guidelines. The proposed leased space shall be fully serviced. Expressions of Interest should include the following: 1) Building name and address, and location of space in the building. 2) CAD drawing of space offered. 3) ANSI/BOMA defined Warehouse Usable Square Feet (USF) 4) Rentable Square Feet Offered (RSF) 5) Percentage of Common Area Factor used to Determine the Rentable Square Feet 6) Estimated full service rental rate, inclusive of a $15.40 per USF tenant improvement allowance and 24-hour heating and cooling service. 7) Any additional tenant concessions. 8) Number of parking spaces available on the premises. 9) Name, address, telephone number, and email address of individual to be contacted. Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner.
