Map of Delineated Area/CBD Seattle 2WA0475 Expressions of Interest Ad, 1500 SF CBD Seattle, Retail/Ground Floor Office Solicitation 2WA0475 Expressions of Interest General Services Administration (GSA) seeks to lease the following space: State: Washington City: Seattle Delineated Area: Seattle CBD (see attached map) Minimum Sq. Ft. (ABOA): 1,454 Maximum Sq. Ft. (ABOA): 1,600 Space Type: Retail/Ground Level Office Parking Spaces (Total): 1 reserved (either structured or surface controlled by Offeror and located within ¼ mile of the offered space). Public parking for employees must be commercially available within ¼ mile of the offered space. Full Term: 10 years Firm Term: 5 years Option Term: Two 5-year options (inclusion of the options is contingent upon the lease scoring as an operating lease) Additional Requirements: See Below Action : Choose whether or not a fully serviced lease is required. Also choose 100 year floodplain unless requirement is identified by agency as a critical action. Offered space must meet Government requirements for fire safety, accessibility, seismic (RP8) and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Additional Requirements 1. Offered space must be located on high-traffic road, with high foot and vehicle traffic, that is easily visible from the street. Office space within building located behind another building or structure will not be considered. 2. The storefront recruiting office must be located in the Seattle CBD on a block that maximizes visibility to both foot and vehicle traffic and that allows signage to be viewable from a major highway or road. 3. Offered space must allow exterior building marquee or other signage as well as window and/or door signage displaying tenant name and logo. 4. Offered space must have, or be able to install: glass storefront, approximately 24-30 feet in width, including double-door glass entry. Storefront glazing system must be of sufficient height to allow the display of 7-foot floor-to-ceiling window marketing graphics. 5. Public entrance doors into the suite must be located at street-level, with direct access to the suite from the sidewalk. Action : For FBO postings, delete “offers due;” for procurement summary, keep “offers due” and delete “(estimated)” from dates. Expressions of Interest Due: 4 pm Pacific, May 22, 2014 Market Survey (Estimated): June 2014 Occupancy (Required): March 2015 Expressions of interest must include the following information: 1. Building name and address and location of the available space within the building; 2. Rentable square feet available and expected rental rate per rentable square foot, fully serviced; 3. ANSI/BOMA office area-(ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, (if any); 4. Date of space availability; 5. Building ownership information; 6. Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking, (if any); 7. Energy efficiency and renewable energy features existing within the building; 8.
