- General Services Administration (GSA) seeks to lease the following space: State: Texas City: Frisco Delineated Area: Northern Boundary: Northern Boundary: Lebanon Rd. to Coit Rd. to 121(Sam Rayburn Tollway) Eastern Boundary: US Highway 75 Southern Boundary: Highway 190 (President George Bush Turnpike) Western Boundary: (Dallas) Tollway to Legacy Drive to Lebanon Rd. Minimum Sq. Ft. (ABOA): 13,478 Maximum Sq. Ft. (ABOA): 13,478 Space Type: Office Parking Spaces (Total): 31 Parking Spaces Structured (Reserved): 31 Full Term: 10 Firm Term: 3 Option Term: 7 Additional Requirements: A. The proposed facility shall not be located in the immediate vicinity of any "hazardous" facilities such as fuel storage areas, gas stations, chemical manufacturing facilities, etc., as well as railroad lines transporting hazardous material. It is preferred that the proposed facility not be located near daycare centers, schools, hospitals, religious centers, and social service centers. B. The proposed facility shall not be located near Public Defenders, Immigration and Customs Enforcement, Probation Offices or similar type offices. C. Facilities that provide underground parking shall have access controlled parking restricted to building tenants only. Facilities with open/general public parking below the proposed building will not be considered. D. Proposed space cannot be located on the first or top floor of the building space. Space on the first floor will be considered only when no other space is available or if deemed appropriate. Additional security requirements will be required of the first floor space. Offered space must meet local and Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. The U.S. Government currently occupies office and related space in a building under lease in Frisco, TX that will be expiring on March 15, 2016. The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Expressions of interest must include name, address, and telephone number of the individual to be contacted, and evidence of authority to represent the owner. Also include the following: • Building name and address and location of the available space within the building; and • Rentable Square Feet (RSF) available, and expected rental rate per RSF, fully serviced; and • ANSI/BOMA office area (ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any; and • Date of space availability; and • Building ownership information; and • Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking, if any; and • Energy efficiency and renewable energy features existing within the building; and • List of building services provided. The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
