- Ad - Procurement Summary. State: Maryland City: Baltimore Delineated Area: North : Starting at the intersection of Pennsylvania Avenue and Dolphin Street, head East toward E. Preston Street until the intersection of E. Preston Street and I-83 West : Martin Luther King Boulevard heading north to Pennsylvania Avenue South : Aliceanna Street to East Falls Avenue, heading north on East Falls Avenue, west on E. Pratt Street until Light Street, Light Street southward until Conway Street, west on Conway Street until I-395, I-395 to Martin Luther King Boulevard East : I-83 heading southward until it becomes S. President Street, S. President Street and Aliceanna Street Maximum Sq. Ft. (RSF) 41,510 Rentable Square Feet (RSF) Space Type: Office and Related Space Parking Spaces (Total): 0 Parking Spaces (Surface): 0 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 60 Months Firm Term: 30 Months Additional Requirements: The rentable space must yield a minimum of 37,736 ANSI/BOMA Office Area (ABOA) square feet (sf) of office and related space for use by the Government. The rentable space must be contiguous. The rentable space/estimated occupancy is required by January 11, 2014. The General Services Administration currently occupies 41,510 RSF of office and related space within the delineated area as described within this notice. The Government intends to exercise a five (5) year renewal option at the current location with termination rights available at any time to the Government after 30 months of occupancy. The Government will only consider alternate locations if economically advantageous to the Government and if all space requirements can be met. Factors used in the evaluation may include, but shall not be limited to, the following: costs of all tenant improvements; move coordination; the physical move; telecommunication infrastructure; security costs; non-productive agency downtime. The impact on the agency's mission will also be assessed. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 or 500 year flood plain(s). If properties are submitted in response to this notice, they shall be submitted by the building's owner or authorized agent and shall include evidence of authority to act in this capacity. Submissions must include rental rates along with information as to what services are included with said rental rate(s). Offered properties shall reference Project No. 4MD0247.
