- Description
- The U.S. Government currently occupies office and related space in a building under a lease in Ukiah, California, that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. The Government seeks between 10,330 and 10,915 rentable square feet of office and warehouse space to be leased in the following delineated area: Starting at the intersection of California State Highway (CA) 20 and U.S. Highway (US) 101 follow CA 20 East to Upper Lake, including the community of Upper Lake; South on CA 29 to CA 175 to include the community of Lakeport; West on CA 175 to US 101 intersection to include the community of Hopland; South on US 101 to include the community of Cloverdale; North on US 101 to include the entire community of Ukiah; North on US 101 to the intersection of CA 20 and US 101 to include the communities of Calpella and Redwood Valley. The space shall yield 5,592 square feet of ABOA office and related space, and 3,900 useable square feet of warehouse space. Parking shall be to code plus 29 secured spaces for Government owned vehicles and trailers. The Government also requires a paved, fenced, and secured outside yard area of 41,000 square feet located contiguous to the building space described above. The full term of the lease is twenty (20) years, with a firm term of fifteen (15) years. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required.
