- A. Statement of Requirements. The Government is seeking information on space meeting the following requirements: City, State: Albany, GA Delineated Area: South: Roosevelt Ave to Gillionville Road (Roosevelt Ave becomes Gillionville Road) West: Westover Blvd. to Meredyth Drive to Point North Blvd to Dawson Road North: Liberty Expressway Hwy 19 East: Slappey Blvd. First consideration will be given to historic properties and locations within the Central Business District (CBD) of Albany, GA. If none are available, non-historic properties will be considered in the delineated area specified above. Space Type: Office Space Minimum Required Sq. Ft. (ABOA): 11,223 ABOA SF Maximum Required Sq. Ft. (ABOA): 11,784 ABOA SF Parking Spaces (Total): Minimum 80 Parking spaces Parking Spaces (Surface): Minimum 80 Parking spaces Parking Spaces (Secure): 0 Parking spaces Parking Spaces (Reserved): 0 Parking spaces Full Term: Ten (10) Years Firm Term: Five (5) Years Option Term: N/A Additional Requirements: § Space should be Class A, professional quality office space. § The overall dimensions of the space shall have a maximum length to width ratio of 2 to 1. § The Government prefers street-level, contiguous (same floor). § Contiguous upper floor space on one floor which meets GSA lease criteria and has handicapped accessible elevator service to the government office floor is an acceptable alternative. § It is preferred that the storage and/or multipurpose rooms are located contiguous with the main office space. However, these rooms only, and their associated square footage, may be separated from the main office area by a public corridor. § 2 separated spaces are required within the same building. Space "A" requires 1,436 ABOA SF. 9,787 ABOA SF. § The space should not be located within ¼ mile of railroad tracks. § It is preferred that blocks of space allow maximum flexibility for furniture placement, i.e., few or no columns or other obstructions, rectangular in shape, no curves or off-sets, and with large open areas. § Space requiring ramps inside the office will not be acceptable. Columns in the space must be at least 20 feet from any interior wall and from each other (clear distance) and be no more than two feet square. A fully serviced lease is required. Subleases will not be considered. Offered space must meet Government requirements for Fire, Safety and Handicapped Accessibility, and Sustainability set forth in the Lease. Offered space shall not be in the 100 year flood plain. Expressions of Interest must include the following information: § Building name and address and location of the available space within the building; § Rentable square feet available and expected rental rate per rentable square foot, fully serviced; § ANSI/BOMA office area square feet (ABOAF) to be offered and expected rental rate per ABOAF, fully serviced. Indicate whether or not quoted rental rate includes an amount for tenant improvement and state the amount, if any; § Date of space availability; § Method of rentable space measurement; § Building ownership information; § Amount of parking available on site and its cost. Include whether expected rental rates include the cost of the required Government parking, if any; § Energy efficiency and renewable energy features existing within the building; and § List of building services provided.
