Description
General Services Administration intends to award a succeeding lease, using other than full and open competition to offers for U.S. Geological Survey in Boulder, Colorado. The Government currently occupies 3,830 ANSI BOMA square feet of warehouse space located at 4725 Nautilus Court. The General Services Administration plans to netgotiate a succeeding lease at this location based on economic, mission, and other factors. The Government will relocate only if consideration of economic and other factors are supported and are advantageous to the Government. These factors include but are not limited to relocation and tenant improvement costs. REQUIRED: All services, supplies, utilities, and required tenant alterations are to be provided as part of the rental rate. Space must be ready for occupancy no later than March 3, 2015. Expressions of interest should include building name and address, location of space in the building, rentable square feet offered and rentable rate per square foot (specifying services and utilities included), ANSI/BOMA defined usable square feet, percentage of common area factor used to determine the rentable square feet, one-eighth inch scale drawing of space offered and contact infromation for owner or authorized agent. Space Requirements: · Hours of operation: 24/7 access. · Vertical ceiling height will be a minimum of 12 feet. · Must be contiguous block of space with minimal columns. · 10’ high partitions are required for a minimum of 10 lockable cages of varying sizes ranging from 160 square feet to 850 square feet with swing-type 5’ to 6’ gates that swing out from cages with maximum swing angle. Fencing material can be chicken wire made with wood or chain link fencing—whichever is more economical to install. · Duplex 110/20 amp receptacles are required at a spacing of 10’ along all walls that will operate approximately 7-10 refrigerators and 6-10 freezers. · HVAC: Must be kept above freezing (overhead heater is acceptable). No air conditioning is required. · One floor drain. · One lockable personnel door. · One 10’ high x 10’ wide manually-operated, locking sectional overhead door at ground level. · A loading ramp is required if overhead door access is not at ground level. · One 27” x 22” resin utility sink with cold water faucet. · One interior bibcock located near overhead door. · No janitorial services required. · One unisex toilet. · 14 keys for exterior locks to be provided by lessor. · Lessor to provide electronic entry latch and reader and interior security system per RLP.
