Description

Justification for other than full and open competition, fmly housing lease in Kodiak, AK The requirement is for the National Weather Service to continue providing leased housing to its employee assigned to the Kodiak WSO. The real property requirement is for up to a 1,700 square foot housing unit with accessible parking in Kodiak, Alaska with 3-4 bedrooms and 1-2 bathrooms with appliances. The Government wants the rental rate to include all expenses and charges including but not limited to utilities and services. A market survey was conducted that established a target rental range for all available housing in Kodiak at the time of the market survey at $23,400 - $26,400 per annum, excluding utilities. The anticipated rental rate for this procurement action will be approximately $23,760 per annum, excluding utilities, for a total estimated cost of $118,800 over the five year term. The cost benefit analysis demonstrates that the existing location is on the low end of the market range and an award to other than the current Lessor would require relocation which will incur additional costs and be disruptive.
