- Wanted to Lease by USDA - Approx. 4,150 Rentable Square Feet of Office Space in Dewey County, Timber Lake, South Dakota REQUIREMENT: The U.S. Department of Agriculture, Farm Service Agency in Dewey County, Timber Lake, South Dakota is interested in leasing approximately 3,950 to 4,200 contiguous usable square feet of first class high quality office space together with parking spaces to accommodate two (2) government vehicles as well as four (4) parking spaces per 1,000 rentable square feet. Specific Information Technology requirements apply. USDA currently occupies office and related space in a building in Dewey, SD. USDA is considering alternative space if economically advantageous. USDA will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, USDA will consider, among other things, the availability of alternate space that potentially can satisfy USDA's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. TERM: The lease term is for approximately 10 years. DELINEATED AREA: To be considered, the building location must be within an area bounded or fronted on the • North: 1 mile North SD Highway 20 • South: 1 mile South of 3rd Street • East: 1 mile East of Rodeo Drive • West: 1 mile West of H Street OCCUPANCY: Space to be ready for occupancy within three (3) months after lease award. EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1. Building Name and Address or Site Location and Address 2. Location of space within the building 3. Rentable square feet offered and full-service rental rate per square foot 4. ANSI/BOMA Usable Square Feet and the Common Area Factor 5. Amount of onsite paved parking available 6.
