- DEPARTMENT OF VETERANS AFFAIRS (VA) DESIRES TO ACQUIRE SPACE IN HONOLULU, HI FOR LEASED WAREHOUSE SPACE The VA desires to lease space in Honolulu, HI to accommodate a minimum of 9,000 to a maximum of 9,999 of Net Usable square feet (NUSF) of Office/Warehouse space, along with 6 designated parking stalls (reserved preferred if possible). Approximately 1,200 NUSF of office space will be required along with male and female restrooms. The VA will also consider acceptance of donated space. The space must be contiguous and built to VA specifications. Space on a single, ground floor is required with two loading docks. To be considered, the site must be within or bounded by the delineated area as follows and less than 7 miles from Tripler Medical Center: Northern Boundary: Waipio. Southern Boundary: Sand Island Eastern Boundary: Halawa Western Boundary: Waipahu The lease will be for ten (10) years, five (5) years firm. The space offered will provide for warehouse space for the VA. Special consideration will be given for sites on or in close proximity to public transportation routes and retail amenities along with close proximity to emergency medical facilities. Evidence of proper zoning and city approval shall also be provided. Occupancy is required as soon as possible. Offerors must provide evidence that offered properties are outside the both the 100 year flood plain, and Tsunami inundation zone. Warehouse facility and grounds and landscaping must comply with VA Life Safety, Seismic, Radon and ADAAG / ABAAS requirements. Brokers or legal representatives must show written acknowledgement and permission to represent the property. Property owners and developers must provide written proof of ownership or control of the property at the time of submission of initial bids. A market survey of offered properties will be conducted by VA staff and broker consultant.
