Delineated Area Map LOCATION State:New York City: Buffalo DELINEATED AREA North : Chippewa East: Michigan Avenue South : I-190 / Niagara Thruway West : Buffalo Skyway; Lower Terrace; S. Elmwood Ave. Offers will, in addition, be considered coming from commercial and retail centers that immediately border either side of the delineated area boundary SQUARE FEET Min. - Max. ABOASF Range:5,959 - 6,321 Min. - Max. RSF Range: 6,853 - 7,269 SPACE TYPE Office, Retail PARKING Government Vehicles :One (1) space for a self-park Government vehicle. Parking should be within one block of the office; however, preference is for on-site. Although not necessary, preference is for the space to be in a covered garage that has on-site security Visitors :Required visitor parking should be within three (3) blocks of the leased office space TERM Full : 10 years Firm : 5 years ADDITIONAL REQUIREMENTS • The office sees about 5 - 10 visitors / day • The leased space cannot be located on the same floor within the same building as law enforcement elements (i.e. DHS, other places of police actions) and must be one contiguous block of space • The space must have a minimum spacing for columns of 20' with a corresponding ceiling height between 8.5' and 12' to allow for an efficient layout • Public transportation and other required amenities must be within ¼ mile of the building's entrance Offered space must meet Government requirements for fire safety, accessibility and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain
