Description
State: Utah City: Ogden Delineated Area: Odgen-Hinckley Airport Proper Minimum ABOA: 400 Maximum ABOA: 700 Space Type: Private Office/Break Room/IT Support Secured Room or Closet Full Term: 10 years Firm Term: 5 years Termination Rights: de-federalization clause - 90 day notice should the airport become de-federalized. Additional Requirements: 1. Proprietary perimeter security (slab to slab on perimeter) 2. Office space climate controlled (HVAC) with a minimal ceiling height of 8 feet 3. Available Plumbing for break room Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required including all preventative maintenance services, supplies and utilities. Offered space shall not be in the 100 year flood plain. Subleases are not acceptable. WRITTEN EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1. Building/site name and address and location of the available space within the building/site; 2. Rentable Square Feet (RSF) available and expected rate per RSF; showing the rent broken into Shell rent and Operating expense rent; 3. ANSI/BOMA office area (ABOA) square feet to be offered and expected rental rate per ABOA, fully serviced; inclusive of a Tenant Improvement allowance of $3.50 /ABOA SF, meeting TSA's standard building shell requirements. 4. Date of space availability; 5. Building ownership information 6. Energy efficiency and renewable energy features existing within the building; 7. List of building services provided; 8. One-eighth inch scale drawing of proposed space offered and proposed site layout; 9. Name, address, telephone number, and email address of authorized contact 10. Submissions by other than the owner of a property must be accompanied by a letter from the owner granting permission to make a general offering of space 11. Your letter must include the Solicitation # listed above and be emailed or mailed to the Reality Specialist. SAM Requirement - Lessor/company must be registered in System for Award Management (SAM) before an award can be made. If the lessor/company is not currently registered in SAM, they may do so by going to the SAM web site at https://www.sam.gov The Government will not pay for any costs incurred as a result of this ad.
