- U.S. GOVERNMENT RLP #3TX1084 NOTICE OF INTENT TO USE OTHER THAN FULL AND OPEN COMPETITION IN SAN ANTONIO, TEXAS State:Texas City:Corpus Christi Description:The United States Government intends to award a succeeding lease using other than full and open competition for an existing lease expiring in Corpus Christi, Texas. The Government will consider relocation if economic and other factors determine an alternative space to be advantageous to the Government. Consideration factors include all tenant improvement costs, moving costs, telecommunications relocation costs, and agency special requirements. The Government requires a total of 13,195 ANSI/Boma Office Area Square Feet of office space. The space must be contiguous, on one or two floors. All services, supplies, utilities, partitioning and tenant alterations are to be provided as part of the rental consideration. Sq. Ft. (ABOA):13,195 Space Type:Office, detention (less than 24 hours), evidence/ammunition/weapons storage. Parking Spaces (Total):45 Parking Spaces (Surface):45, secured from unauthorized vehicles and pedestrians Parking Spaces (Structured):0 Parking Spaces (Reserved):0 Full Term:10 Firm Term:5 Additional Requirements:A secure passageway must be provided from the entrance of the building to the detainee processing area. Detainees cannot come in contact with the public at any time. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Expressions of Interest Due:July 23, 2014 Market Survey (Estimated):August 1, 2014 Offers Due (Estimated): November 6, 2014 Occupancy (Estimated):May 1, 2016 SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Owners and Exclusive Agents only. Anyone else must provide a letter of authorization from the building owner. • Legal property description, recent survey, and property identification numbers (PIN). • Location of space in the building and date it will be available. • One-eighth inch scale drawing of space offered. • ANSI/BOMA defined office area/useable square feet (USF) and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included. • Name, address, telephone number, and email address of authorized contact. • In cases where an agent is representing multiple ownership entities, written acknowledgement. • Permission to represent multiple owners for the same submission.
