- Description
- Expression of Interest Sought Wheat Ridge, Colorado Requirement: The United States Government ("Government") currently occupies light industrial and related office space in a building under lease in Wheat Ridge, CO, that will be expiring. The Government requires light industrial and related office space yielding a minimum of 7,500 ANSI/BOMA office area ("usable") square feet. Square footage includes approximately 4,300 square feet of light industrial space and 550 square feet of office space. Minimum ABOA square feet: 7,500 Maximum ABOA square feet -7,800 The lease term requirement is for 10 years, with no firm. The space must be available for occupancy by October 1, 2015. The delineated area is as follows: N- Interstate 70 beginning at Wadsworth Blvd., West to Route 58, West to 6th Ave S- Morrison Road, West to Wadsworth Blvd E- Wadsworth Blvd, North ending at Interstate 70 W- 6th Ave., South to C470, South to Morrison Road Additional Requirements: • Light industrial area will include 2-garage doors at 12ft wide X 14 ft tall each, 110 volt 10 amp service, 230 volt 20 amp, 30amp, and 50 amp service 2 each, and a Minimum ceiling height 16 feet • Attached ware yard area of 12,000 square feet The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. S. 205, Lakewood, CO 80225 Expressions of interest must be submitted to the above address by 4:00 PM Central time on July 25, 2014 and must include the following information: • Building name and address and location of the available space within the building • Rentable square feet available, and expected rental rate per rentable square foot, fully serviced • ANSI/BOMA office area (ABOA) square feet to be offered, and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. • Date of space availability • Building ownership information • Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking. • Energy efficiency and renewable energy features existing within the building • List of building services provided The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
