Description
The General Services Administration (GSA) seeks to lease the following space: State: Texas City: San Antonio Delineated Area: North : From the intersection of I-10 and 1604 Anderson Loop, East on 1604 Anderson Loop to I-35N; East : From the intersection of I-35N and 1604-Anderson Loop, South on I-35N to Rittiman Road; South : From the intersection of I-35N and Rittiman Road West on Rittiman Road to Austin Hwy 368; South on Austin Hwy 368 (turns into Broadway St.) to E. Hildebrand Ave; West on E. Hildebrand Ave (changes to W. Hildebrand Ave) to I-10; West : From the intersection of W. Hildebrand and I-10 North on I-10 to 1604 Anderson Loop. Minimum Sq. Ft. (ABOA): 37,253 Maximum Sq. Ft. (ABOA): 37,253 Space Type: Office Parking Spaces (Total): 108 Parking Spaces (Surface): 108 Fenced and Secured Parking Spaces (Structured): 0 Commercially Available Employee/Visitor Parking Spaces within ¼ mile maximum distance: 110 Full Term: 10 Firm Term: 5 Option Term: 0 Additional Requirements: Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. CRITERIA THAT ELIMINATES COMMERCIAL SPACE FROM CONSIDERATION FOR NEW OFFICE SPACE: 1. Proposed building is within 200 walking-feet measured from building main entrance to closest property line of residential areas, places of worship, schools, day care, hospitals or medical facilities. 2. Proposed office space is located in a high crime area or an area that will necessitate more extensive and stringent building security than a generally progressive and alert neighborhood with a low crime rate. Expressions of interest must include name, address, and telephone number of the individual to be contacted, and evidence of authority to represent the owner. Also include the following: •· Building name and address and location of the available space within the building; and •· Rentable Square Feet (RSF) available, and expected rental rate per RSF, fully serviced; and •· ANSI/BOMA office area (ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any; and •· Date of space availability; and •· Building ownership information; and •· Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking, if any; and •· Energy efficiency and renewable energy features existing within the building; and •· List of building services provided.
