- The U.S. Government is interested in leasing approximately 6,485 rentable square feet of office space in New Jersey. The rentable space should yield a minimum of 5,370 ANSI/BOMA Office Area (previously usable square feet) to a maximum of 5,639 ANSI/BOMA Office Area available for use by tenant for personnel, furnishings, and equipment. The building offered should be Class "A" and/or Class "B" professional space with state of the art mechanical and electrical installations and must meet the minimum Federal Fire Safety and Handicap requirements. The Government reserves the right to determine acceptability of the offered property as to the building's structural integrity; the highest safety, energy efficient installations; aesthetic appearance, the security installations, the security of its surrounding areas, accessibility of the property to major highways and state roads, and availability of public transportation, and its location within the below mentioned delineated Area. UNIQUE REQUIREMENTS -Basement or below grade space is unacceptable. -Due to the Government's intended use of the space, the proposed space building entrance shall facilitate the process of loading and unloading items in and out of the building. -The government shall have access to the space 24 hours a day, 7 days a week, and 365 days a year, including freight access/elevator if applicable. LEASE TERM: Ten (10) Years, Five (5) years firm term with a one (1), (5) year lease renewal option. The Government has termination rights of the lease at any time after the fifth (5th) year. OCCUPANCY DATE: Space must be in move-in condition, ready for occupancy and delivered to the Government by October 1, 2015. EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING NO LATER THAN AUGUST 8TH AND SHOULD INCLUDE THE FOLLOWING INFORMATION: -Building name and address, and location of space in the building. -Site map and plans, if available. -One-eighth inch scale drawing of space offered. -ANSI/BOMA defined Office Area Square Feet -Rentable Square Feet Offered and Rental Rate per Square Foot. (Specifying services, utilities, electricity, and tenant improvement allowance included) -Percentage of Common Area Factor used to determine the Rentable Square Feet -Name, address, telephone number, and email address of individual to be contacted. Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner. AUTHORIZED CONTACTS: In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA).
