- Description
- The National Oceanic and Atmospheric Administration (NOAA) currently occupy approximately 5,513 usable square feet (USF) of office and related space located at 9050 Harrison Street, Davenport, IA 52806. NOAA plans to negotiate a succeeding lease at this location; the lease requirements for amount and type of space are the same as those in the current lease. NOAA will consider alternative space only if economically advantageous. Offered space shall not be on more than one floor and must be contiguous. Buildings offered shall have a minimum of twenty-three (23) on-site reserved parking spaces or the number required by local code whichever is greater and approximately 10-acres of unobstructed land for an Upper Air Inflation Building to be constructed pursuant to government specifications. NOAA also requires a minimum of 500 square feet of ground space to locate an emergency power generator, fuel tank, storage building, antennas and other operational equipment. As part of its financial evaluation and analysis the Government will include move and replication costs not limited to; physical moving costs and labor hours, site preparation and other improvements to meet the National Weather Service programmatic requirements and other related costs. All offered space must comply with the requirements of the Architectural Barriers Act Accessibility Standard. Space located in the 100-year flood plain will not be considered. The lease term will be 10 years. Expressions of interest must be submitted in writing and should include: building name, address and age; total square footage available (ANSI/BOMA) office rentable and usable, and its location within the building; date of space availability to commence tenant improvements; rental rate per ANSI/BOMA office rentable square foot (indicate core factor) (specify services and utilities included); CAD "as built" floor plans identifying the space offered; parking ratios; loading dock specifications; proximity to public transportation; and information on building ownership. (Note: The Government is limited as cited in 41 C.F.R. § 102-73.55 to pay no more than prevailing market rates for comparable facilities. Usable square feet do not include areas such as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors, and public toilets required by local code).
