- Delineated Map The Corporation for National & Community Service seeks to lease a minimum of 75,000 square feet (ABOA) to a maximum of 80,000 square feet (ABOA) of space in Denver, Colorado. The space must be located within the following delineated area: Lafayette to North; Evergreen, Genesee, Golden, and Boulder to the West; Castle Rock to the South; and Denver International Airport to the East. The space will be utilize to house the AmericCorps National Civilian Community Corps, Southwest Regional Campus, thereby the space will encompass office space, residential dormitory, training and meeting rooms, kitchen, and food storage. A minimum of 200 paved parking spaces are needed. The term will be approximately 10-years, with two 5-year renewal options. Offered space must be able to meet the Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Expressions of Interest are due September 3, 2014. Space to be ready for occupancy by November 1, 2015. Expression of Interest should include the following: 1. Building Name and Address or Site Location and Address 2. Location of space within the building 3. A map of the building location reflecting that the building is located within the delineated area 4. Rentable square feet offered and full-service rental rate per square foot 5. ANSI/BOMA square feet and the Common Area Factor 6. Amount of onsite paved parking available 7. Energy efficiency and renewable energy features existing within the building 8.
