PROJECT BACKGROUND/DESCRIPTION: The elevator system is original to the building that was constructed in 1964 and although some modifications have been made, the system has reached the end of its useful life. Parts to repair the elevators are no longer manufactured and repairs cause the elevators to be taken out of service for extended periods of time. The new elevator system will replace a majority of the existing service. PROJECT SCOPE : General Requirements: GSA envisions a highly collaborative D/B delivery approach for this project. The expectation is that the D/B Team will work closely with all the stakeholders to deliver a project that meets the expectations and needs of all stakeholders and GSA's requirements for a fully functional, code compliant vertical lift system reflecting current technology and significantly improved reliability. Specific Scope: The contractor will be responsible for providing all management, design and engineering, materials, equipment, labor and other items necessary to upgrade/modernize the elevators. This effort includes, but is not limited to: Conducting preliminary research and investigation, Meeting with stakeholders to further develop requirements, Conducting design review meetings at each stage of design submittals, Conducting value engineering sessions, and all construction and coordination efforts necessary to complete construction including; progress meetings, quality control, and commissioning. Elevator upgrades will include providing and installing new controls, generator sets, governors, hoist ropes, and traveling cables. Freight Elevator will also include replacement of the geared traction machine with gearless traction and synchronous motor. The construction work will be accomplished while the facility is occupied; therefore, the D/B Team will be required to ensure minimal disruption to tenants and their mission, keep current systems in operation and keep facility and tenants safe and fully protected. The construction work may also be performed concurrent with electrical upgrades that may require coordination with the electrical contractor. The Federal Building and U.S. Post Office & Courthouse is listed on the Historic Register which may require SHPO coordination and compliance. PROJECT MAGNITUDE: Between $1,000,000 and $2,000,000.
