Description
U.S. GOVERNMENT IS SEEKING EXPRESSIONS OF INTEREST IN GREENVILLE, SC State: South Carolina City: Greenville Delineated Area: The office should be located in Greenville, SC within five minutes of the Greenville-Spartanburg International Airport Minimum Sq. Ft. (ABOA): 4,571 Space Type: Office Full Term: Five (5) Years Firm Term: Two (2) Years Expressions of Interest Due: September 11, 2014 4:30 EST The U.S. Government currently occupies 4,571 ANSI/BOMA square feet of office and related space at 181 Johns Dr, Greer, SC 29650 under a soon-to-expire lease. The Government is seeking to lease approximately 4,800 contiguous ANSI/BOMA RSF (Rentable Square Feet) of office and related space yielding a minimum of contiguous 4,571 ANSI/ BOMA Office Area Square Feet. The lease term requirement is for five (5) years/two (2) years firm. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement, or pursue a sole source justification and exercise a one time five (5) year renewal option to remain at its current location. The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement and must constitute an economic advantage to the Government. The quoted rental rate for a new location must include all tenant improvement costs required to duplicate the current space to sufficiently meet the agencies requirements. Any alternate location submitted must also include all costs associated with the physical relocation of the personnel and equipment, as well as the costs to move/install the data and telecommunications lines. This is an inquiry for available space and is not be construed as an invitation to bid. Offered space must meet Government requirement for fire safety, handicap accessibility, seismic and sustainability standards per the terms of the lease. The proposed lease must be fully serviced. Offered space shall not be located in a 100 year flood zone. Submission Requirements - Expressions of interest must be submitted in writing and should include the following information at minimum (this is not an invitation for bids or a request for proposals): 1. building name/address/building ownership information; 2. location of space in the building and date it will be available; 3. rentable square feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included as part of the rental rate; 4. floor plan of space offered; 5. ANSI/BOMA defined office area (ABOA); 6. name, address, telephone number and email address of authorized contact; 7.
