Description
General Services Administration (GSA) seeks to lease the following space: State: CA City: LANCASTER Delineated Area: North - Avenue I West - 40 th St West South - Avenue L East - West Side of Sierra Hwy Minimum Sq. Ft. (ABOA): 14,766 Maximum Sq. Ft. (ABOA): 15,500 Space Type: Office, Retail, or Industrial Parking Spaces (Total): 4 Parking Spaces (Surface): 0 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 4 Full Term: 15 Years Firm Term: 10 Years Option Term: None Additional Requirements: •· Space must be contiguous on one floor. If space is located above the ground floor, a minimum of two elevators is required (one may be a freight elevator). •· Space must allow efficient use, including: configuration (space shall be no more than twice as long as it is wide); and size, number and placements of columns (columns must be at least 20ft from any interior wall and from each other, and be no more than 2ft square. •· Space to be located within two (2) city blocks from a primary or secondary street. •· Janitorial services to be provided between the hours of 7:00am and 5:00pm. •· Where on-site parking is not available, parking for disabled must be located within the same block. •· Lessor to provide TI Allowance per RLP. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100- year flood plain.
