- Description
- REQUIREMENT: The United States Government seeks to lease office space consisting of consisting of a maximum of 13,653-14,335 rentable square feet of space in the delineated area of Somerset County, NJ. Included in the rental consideration shall be forty two (42) onsite, reserved parking spaces for Official Government Vehicles, or 1 parking space per 1,000 RSF, whichever is greater. The proposed leased space shall be fully serviced. At time of government occupancy, building must comply with all code and government requirements for fire and life safety, seismic, security, and Architectural Barriers Act Accessibility Standards. Offered space shall not be located in the 100 year flood plain. LOCATION: The facility must be located within the delineated area in Somerset County, NJ. (See attached map) LEASE TERM: The proposed rental term shall be for twelve (12) years total with seven (7) years firm. Expressions of interest must be submitted in writing and shall include the following information: 1. Name, address, telephone number, and email address of authorized contact; 2. Building name, address, age and ownership; 3. ANSI/BOMA office area/usable square feet (USF) and rentable square feet (RSF), offered and rental rate per square foot, specific services, utilities, and tenant improvement allowance included; 4. Scaled floor plans identifying offered space and location in building; 5. Location of space in the building and date it will be available; 6. In cases where a real estate agent is representing multiple ownership entities, written acknowledgement and permission to represent multiple owners for the same submission. Owners, brokers or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to represent the building offered. The Government is not using a tenant broker in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the Real Estate Leasing Unit (RELU).
