Description
U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State:New York City:Rochester Delineated Area: North: Andrews Street turns to University Avenue heading East East: Alexander Street West: State Street turns into Exchange Boulevard heading South South: The Inner Loop/Interstate 490 Minimum Sq. Ft. (ABOA):15,333 ABOASF Maximum Sq. Ft. (ABOA):16,100 ABOASF Minimum Sq. Ft. (RSF)17,633 RSF Maximum Sq. Ft. (RSF)18,515 RSF Space Type:Office Parking Spaces (Total):0 Parking Spaces (Surface):0 Parking Spaces (Structured):0 Parking Spaces (Reserved):0 Lease Term:10 Years Firm Term:5 Years Option: None Additional Requirements: • The leased space must be contiguous on one floor. • Two elevators required if space is above ground level. One elevator can be a freight elevator. • Separate visitor and employee restrooms required. • Offered space must be within 2 blocks of public transportation if available in the area. • Employee and Visitor parking spaces should be onsite if dictated by the local code or within 2 blocks of the leased space. • Below grade space is unacceptable. Offered space must meet Government requirements for fire safety, accessibility, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be within a 100 year flood plain. Authorized Contacts: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction.
