- General Services Administration (GSA) seeks to lease the following space: State: Washington City: Mount Vernon Delineated Area: Within the City Limits of Mount Vernon, WA Minimum Sq. Ft. (ABOA): 8,884 of which 1,200 sf is warehouse Maximum Sq. Ft. (ABOA): 9,772 of which 1,200 sf is warehouse Space Type: General Office with warehouse Parking Spaces (Total): 18 Secured (fenced) for official vehicles plus additional per City Code Parking Spaces (Surface): Per City Code Parking Spaces (Structured): N/A Parking Spaces (Secured/Reserved): 18 for official GOV vehicles Full Term: 10 Years Firm Term: 10 Years Option Term: 2 (5) Year Options Additional Requirements: •● Ground Floor/contiguous required for Office space. Warehouse space may be located within a separate building but must be on the same site or capable of being constructed on same site. Warehouse requirement of 1200sf minimum (approx. 40x30), including at least one roll up door (min 8'0" H x 10'0" W) and one access door. Minimum ceiling clearance of 12'0". •● Parking lot must be able to accommodate up a semi-truck (80' length) to pull through the parking area and/or turn around. •● Visitor and Employee parking for 44 spaces must be available either on-site or within ¼ walkable mile. •● Building column spacing must be no less than 20' minimum on center. •● File storage area (approximately 665 ABOA SF) requires floor load capacity of 100lbs/sf (minimum) live load. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year floodplain or a flood island (i.e. space must be accessible and not entirely surrounded by 100 year floodplain). Interested Respondents should include Building Owners, or if a Broker, please include the Exclusivity Agreement/Representation Letter/ or Listing Contract granting the exclusive right to represent the building by the Building Owner, in your expression of interest.
