Description

Award Notice This serves as notification of a real property lease awarded pursuant to the request for lease proposals known as RLP VA241-14-R-0457 issued by the United States Department of Veterans Affairs. The lease term is 10 years. The first five years are a firm term and the second 5 years are non-firm. The Government may terminate with 90 days' notice after the first 5 years. Rent costs per year for first term average $281,232.00 and an even $299,980.80 for each year of the second term. The operating costs average $220,694.24 per year, for the first term and $255,845.11 per year, for the second term. The Tenant Improvements (TI) costs are not to exceed 2,014,425.00 and will be paid in lump sum conditioned upon acceptance of the space. Rent will not accrue until the space is accepted. The total cost to the Government is projected to be $7,303,185.70 over the full term of the lease including TI.
